Former Israeli leader Yitzhak Shamir dies

Yitzhak Shamir, the hawkish Israeli leader who balked at the idea of trading occupied land for peace with the Palestinians, died on Saturday after a long illness. He was 96.

He was twice prime minister in the 1980s and early 1990s. Rather than seek accommodation with the Palestinians, Shamir championed new Jewish settlements.

Israeli media said Shamir, who had Alzheimer's disease, died at a nursing home in Herzliya Saturday.

Shamir served as prime minister for seven years, from 1983-84 and 1986-92, leading his party to election victories twice, despite lacking much of the outward charm and charisma that characterizes many modern politicians.

"Yitzhak Shamir was a brave warrior for Israel, before and after its inception. He was a great patriot and his enormous contribution will be forever etched in our chronicles," President Shimon Peres said in a statement obtained by YNet news of Israel.

"Yitzhak Shamir belongs to a generation of giants, who founded the State of Israel and fought for the freedom of the Jewish people in its land," Prime Minister Benjamin Netanyahu said. "He led Israel with deep loyalty to both the people and the land."

Gilada Diamant, Shamir's daughter, said that her father "belonged to a different generation of leaders, people with values and beliefs. I hope that we have more people like him in the future. His political doing has undoubtedly left its mark on the State of Israel.

"Dad was an amazing man, a family man in the fullest sense of the word, a man who dedicated himself to the State of Israel but never forgot his family, not even for a moment. He was a special man," she added.

Barely over 5 feet tall and built like a block of granite, Shamir projected an image of uncompromising solidity at a time when Palestinians rose up in the West Bank and Gaza, demanding an end to Israeli occupation.

Defeated in the 1992 election, he stepped down as head of the Likud party and watched from the sidelines as his successor, Yitzhak Rabin, negotiated interim land-for-peace agreements with the Palestinians.

The agreements, including Palestinian leader Yasser Arafat's recognition of Israel, did nothing to ease his suspicion. In a 1997 interview with the New York-based Jewish Post, he declared: "The Arabs will always dream to destroy us. I do not believe that they will recognize us as part of this region."

He embraced the ideology of the Revisionists -- that Israel is the sole owner of all of the biblical Holy Land, made up of Israel, the West Bank and Jordan.

The Labor movement, in power for Israel's first three decades, agreed to a 1947 U.N.-proposed partition plan to allow the creation of the Jewish state alongside a Palestinian entity. To Shamir and other Revisionists, that was tantamount to treason.

In later years, asked his view of territorial compromise for peace, Shamir said often that Israel had already given up 80 percent of the Land of Israel ? a reference to Jordan.

Polish born
Born Yitzhak Jazernicki in Poland in 1915, he moved to pre-state Palestine in 1935. He joined Lehi, the most hardline of three Jewish movements resisting British mandatory authorities, taking over the Lehi leadership after the British killed its founder.

Captured twice, he escaped from two British detention camps and returned to resistance action. The second camp was in Djibouti, in Africa.

After Israel was founded in 1948, Shamir was in business for a few years before entering a career in Israel's Mossad spy agency.

In the mid-1960s he emerged to join the right-wing Herut party, which evolved into the present-day Likud.

Shamir succeeded Menahem Begin as prime minister in 1983 in the aftermath of Israel's disastrous 1982 invasion of Lebanon.

His term was marked by the Palestinian uprising against Israeli occupation, and the 1991 Gulf war, when Iraq fired 39 Scud missiles at Israel.

Arguing with the US
During the Gulf war, Shamir went along with American demands not to retaliate for the Iraqi missile strikes. After the war, the United States stepped up pressure to start a Middle East process that could lead in only one direction ? compromise with the Arabs.

Exasperated by Shamir's stubborn refusal to go along with their plans for a regional settlement, then-U.S. Secretary of State James Baker once went on television, recited the switchboard number of the White House and told Shamir to call when he got serious about peace.

In the end, American pressure bent even Shamir. Despite his deep mistrust of Arab intentions, he agreed to attend the 1991 Middle East peace conference in Madrid, sponsored by the United States and Russia.

Shamir hotly rejected the deals his successors made with the Palestinians, in which Israel turned over control of some West Bank land to the Palestinians.

His pleasure at the 1996 election victory of Likud leader Benjamin Netanyahu soured when Netanyahu continued to negotiate with the Palestinians and carry out land-for-security deals.

Before the 1999 election, Shamir resigned from the Likud and joined a new right-wing block called National Union, headed by Begin's son, Ze'ev Binyamin.

The party, which rejected any turnover of land to the Palestinians, won only four seats in parliament, though it had seven members of the outgoing legislature on its list.

In 2001, Shamir was given his nation's highest civilian honor, the Israel Prize awarded annually to outstanding citizens in several fields.

Shamir will receive a state funeral, which has been set for Monday, YNet reported. He will be laid to rest in the Nation's Great cemetery on Mount Hertz.

Parents of 'Bully' teen appeal suicide suit dismissal

David and Tina Long watch "Bully" director Lee Hirsch speak at the National Center for Learning Disabilities' 35th Annual Benefit Dinner at the Mandarin Hotel on April 18 in New York City.

By msnbc.com staff

The parents of a Georgia teen whose suicide was included in the 2011 documentary ?Bully? are appealing a judge's decision to dismiss their federal lawsuit against the Murray County school district, which they blame for his death through ?deliberate indifference? toward years of bullying.

The attorney for David and Tina Long says a notice of appeal was filed June 15, NBC station WRCB of Chattanooga, Tenn., reported.? The Longs? son, Tyler, was found dead on Oct. 17, 2009, hanging by a belt tied to a closet shelf in his room.

Tyler, who had Asperger?s syndrome, had been picked on since the fifth?grade, the Longs claimed. He was unable to comprehend certain facial expressions and body language, so kids would take advantage of him, they said.

The Chatsworth Police Department said?it would?not bring any criminal charges for events leading up to Tyler's?death, WRCB reported?in 2009.??

The Longs in 2010 sued the school district and the principal of Murray County High School in Chatsworth, claiming Tyler killed himself because school officials failed to protect him from the bullying even though middle school and high school administrators had been told of the harassment and of Tyler?s medical conditions.

On May 23, Judge Harold Murphy of the U.S. District Court in Rome, Ga., tossed out the suit in a 186-page ruling favoring the school district:

"Even viewing the evidence in a light most favorable to Plaintiffs, the Court cannot find that Defendants' response was clearly unreasonable, caused additional harassment, or demonstrates an official decision by Defendants not to remedy disability harassment. Under those circumstances, the Court finds that Defendants' actions do not rise to the level of deliberate indifference."

Tina Long ?told WRCB after the ruling, "We're in shock. The judge seemed to agree with us, but has dismissed the case."

The Longs this week told WRCB they are hoping to appeal, but say their ability to fight the case in court could be hampered by a lack of money.

?Based on the ruling, even if a school is aware that a student is being severely abused on an ongoing basis and fails to protect him, they are immune from liability,? the Longs said in a prepared statement. ?Parents all over the country need to know of this ruling. We, as parents, thought that the school was legally obligated to protect our kids, and we vow to try with everything that we have to make that happen."

The Longs' lawyer, W. Winton Briggs, told WRCB in a statement:

"This outrageous ruling and application of the law needs to be exposed. The decision is shocking in that the judge found that Tyler was the subject of ?severe, nearly constant bullying.' The case came to rest on the exceedingly high standard constituting Deliberate Indifference, which needs to be reformed to protect our children.?

Murray County school officials did not immediately respond to msnbc.com requests for comments.

After Murphy?s ruling, defense attorney Martha Pearson said school officials were ?extremely pleased with the result,? the Daily Citizen of Dalton reported.

The film "Bully" features a town meeting hosted by WRCB?in Chatsworth in 2009. The film also traces bullying incidents involving other families from around the United States.

The Longs also took their anti-bullying case to national television, appearing with Ellen DeGeneres on ?Ellen? in March with their twins, Troy and Teryn, who they said are still bullied at school even after Tyler?s death. ?Bully? filmmaker Lee Hirsh also appeared.

Saturn moon Titan may harbor ocean below surface

(AP) ? Scientists reported Thursday on the strongest sign yet that Saturn's giant moon may have a salty ocean beneath its chilly surface.

If confirmed, it would catapult Titan into an elite class of solar system moons harboring water, an essential ingredient for life.

Titan boasts methane-filled seas at the poles and a possible lake near the equator. And it's long been speculated that Titan contains a hidden liquid layer, based on mathematical modeling and electric field measurements made by the Huygens spacecraft that landed on the surface in 2005.

The latest evidence is still indirect, but outside scientists said it's probably the best that can be obtained short of sending a spacecraft to drill into the surface ? a costly endeavor that won't happen anytime soon.

The research looks convincing, said Gabriel Tobie of France's University of Nantes.

"If the analysis is correct, this is a very important finding," Tobie said in an email.

The finding by an international team of researchers was released online Thursday by the journal Science. The scientists pored over data from the orbiting Cassini spacecraft, which flew by Titan half a dozen times between 2006 and last year and took gravity measurements for a glimpse of its interior.

They found Titan got squeezed and stretched depending on its orbit around Saturn, suggesting the presence of a buried ocean. If Titan were solid rock and ice, such deformations would not occur.

"Titan is quite squishy," noted Jonathan Lunine of Cornell University, who was part of the research team.

Scientists did not delve into the characteristics of the ocean, but previous estimates suggested it could be 30 miles to 62 miles deep and contain traces of ammonia. Titan is one of the few worlds in the solar system with a significant atmosphere, and the presence of an underground ocean could help explain how Titan replenishes methane in its hazy atmosphere.

Having an internal body of water would also make Titan an attractive place to study whether it would be capable of supporting microbial life. Other moons on the shortlist: Jupiter's Europa, where an underground ocean is thought to exist and another Saturn moon, Enceladus, where jets have been seen spewing from the surface.

"Any environment that has liquid water needs to be investigated carefully," said planetary scientist Jean-Luc Margot of the University of California, Los Angeles, who had no role in the research.

Outsourcing/Offshoring Is Fine When It's Funded by US Taxpayers

Yesterday the Editorial Staff were extremely diverted when President Obama's re-election campaign got caught doing exactly the same thing it [inaccurately] criticized Bain Capital for doing:

Perhaps if President Do As I Say, Not As I Do actually understood the meaning of the word "outsourcing", he would stop attacking American businesses for using the same cost-cutting methods as... the Obama Campaign!:
I?m not sure that either Obama or Biden has any clear idea what outsourcing means, and their application of the charge to Romney?s business career is dubious at best. But what makes this hilarious, rather than just futile, is that there is one organization we know for sure is a serial outsourcer: the Obama campaign! The Washington Free Beacon has the story:
The Obama campaign spent nearly $4,700 on telemarketing services from a Canadian telemarketing company called Pacific East between March and June, a Washington Free Beacon study of federal election filings shows.

Pacific East is not the only overseas telemarketing firm raking in cash from the president?s reelection campaign. Obama paid a call center in Manila, Philippines $78,314.10 for telemarketing services between the start of the campaign and March.

If outsourcing is a bad thing, why is the President's re-election campaign doing it? And if it's not a bad thing, why is the President trying to mislead voters and gin up outrage against American businesses?

Today, courtesy of Investor's Business Daily, it appears that The Outsourcer in Chief has actually managed to create some jobs using stimulus funds supplied by US taxpayers! This would be good news, except for one small problem: the jobs in question weren't created in America:

The Obama administration had no problem with approving a plan by electric car company Fisker to use part of its $529 million federal stimulus loan guarantee to build its manufacturing facility, and the 500 jobs it supports, in Finland. Fisker employees were laid off at an old General Motors facility in Joe Biden's Delaware that Fisker was supposed to refurbish.

Speaking of GM, Government Motors, whose international headquarters is in Shanghai, recently announced it would be developing an electric car platform with its longtime Chinese partner, the Shanghai Automotive Industrial Corporation (SAIC). The president has no problem with that, either.

As part of doing business in China, GM, which has become virtually a wholly owned subsidiary of the U.S. taxpayer, must share its taxpayer-subsidized technology with Beijing as a cost of doing business there, including that used in the heavily subsidized Chevy Volt.

According to a recent report by the Investigative Reporting Workshop at the American University's School of Communication in Washington, D.C., nearly $2 billion in money from the American Recovery and Reinvestment Act has been spent on wind power. Nearly 80% of that money has gone to foreign manufacturers of wind turbines, the study found.

No doubt White House spokesperson Jay Carney will be able to explain why it's perfectly fine for Uncle Sam to use American stimulus funds to stimulate foreign economies ship "our" jobs overseas - and pay for them with our money! But when American companies do the same thing with their own money, it's wrong and shameful.

And we can hardly wait to learn why the Washington Post, which followed up a fact check that awarded the Obama Campaign 4 Pinocchios for accusing Bain Capital of shipping US jobs overseas with a front page story repeating many of the same claims, didn't think we should know that the Obama Administration is funding the creation of foreign jobs with taxpayer money designated for stimulating the US economy?

We can hardly wait to hear all these explanations - in fact, we're feeling positively tingly with anticipation.

The explanation is so simple, though. There are standards for spending on stuff you care about, and then there are standards for spending on stuff you don't. The Dems are getting all the benefit of how the campaign money is spent, so of course they don't want to waste any. As long as the money being wasted would otherwise have been spent on evil things that promote the agendas of bad corporations, we should feel free to require them to overpay for all kinds of things that would be convenient for our constituents.

In all things, our standard must be: there can never be too much generosity with other people's money in aid of our pet projects.

Life Before Baby and Moving Before Baby Arrives | Being Pregnant

292530 428018163875520 1890757746 n 300x300 Saying Farewell to a Home Our Child Will Never Know

The decision to move came somewhat out of left field for us. We knew it was something we should do before the baby arrived. And since we?re not even pregnant yet, we would have likely been fine in our current apartment for quite some time. But, alas, we?re moving in two days.

As I pack what?s collectively become Sara?s and mine over the past two years, as I take down the pictures from the walls, and as I walk around an apartment that?s slowly looking less and less like home, it?s strange to think that our child will never know the home in which she or he first became a twinkle star.

This is the first place Sara and I lived together. Our first home together. It?s where we became moms to the four-legged kind when we rescued our sweet Darla. It?s where we celebrated our first Christmas. Had our first marital fight. Ordered Thai food every Monday night. It?s where we first learned who sucks at washing dishes and who has a terrible habit of not brushing her teeth before bed. This is where we lived when her parents agreed to meet me after two years and ten days of loving their daughter. This is where we lived when I asked Sara to marry me. This is where we lived when we decided to have a baby.

As I look at the becoming-bare walls, I try to remember them as they were ? remembering the first days after we moved in. Sitting in the window seat, looking out on the street, waiting for Sara to come home from work. I remember when the city had to replace a pipeline; they needed to undo the cobblestone street stone by stone. The pile of cobblestones sat on the sidewalk for days while they repaired the pipeline. One evening, while walking our dog, I told Sara how much I?d love one of those cobblestones as a keepsake of our first home together. She laughed at me.

?Babe, it?s just a brick,? she said.

I always have been the sentimental type.

I box up our dishes. Pots. Pans. Boxes of tampons (Yes, we have boxes. Two women in the house, what can I say). I toss clothes I haven?t worn since I met Sara. And I hire a moving company. I?ve moved an outrageous amount of times in my 34 years of life, some by choice, others having been decided for me through breakups ? yes, I?ve been dumped; can you imagine? ? but all moves have always accompanied a constant struggle of becoming who I am.

Except for this move. There is no struggle.

But there is an entirely new feeling that I can?t quite pinpoint. It?s not exactly sadness. Perhaps reflection of the future. Can you do that? Can you reflect from the future? I don?t know, but that?s what it feels like. I think of so many of ?our first? memories in this home while I pack, and it?s a strange ? I do not know what other word to use to describe it ? feeling. To know that these are times and here are memories that our child will never know. Sure, we can share the stories. But this is life without our baby. So much is about to change. And while I so much so look forward to the future with the family we are about to create, I don?t ever want to forget these moments.

I am glad we?re moving before the baby, before the pregnancy even. I?m glad I have all of myself to focus on this time, and don?t have the added stress and emotions of doing any of this while I?m pregnant. I?m glad I can recall everything this home has meant to us over the years, and put each memory in its proper box.

But mostly, I?m glad Sara surprised me one day with a stolen cobblestone from the first street on which we ever called home.

Is Gay Good?

But Hirshman aims to say something stronger, more interesting, and even more provocative than proclaiming victory for the equal rights of gay people. ?The movement succeeded,? she writes, ?uniquely and in large part because, at the critical moments, its leaders made a moral claim.? That claim was not simply a demand to be left alone but an insistence on society?s recognition of their ?virtue? on wholly equal terms with everybody else. Being gay would no longer be something that?s merely tolerated in a liberal state that made room for any kind of freak; LGBT equality would no longer mean the dominant society would hold its nose while granting rights to members of a group it despised. Instead, it would mean embracing gay and transgender people as equally worthy of respect and dignity. ?The gay movement was stuck with two choices,? writes Hirshman about the post-Stonewall era. ?They could ask the society to ignore or tolerate their behavior, immoral or not, in the interests of higher values like freedom or privacy.? Or they could insist that they and their actions were moral, that, in short, ?gay is good.?

Building a Home with a Versa Lift System is a Definite Advantage ...

Are you building a home? Attic lift systems can be a plus. Once you plan your home and garage, a visit to www.VersaliftSystems.com will show you how advantageous it will be to add a lift system to your garage. The overhead space in many garages is wasted. Sometimes they are not finished, which basically entails adding plywood to the ceiling joists, some lighting and you have a huge space that is perfect for storing all the items that take up valuable space.

?

Your home will likely have all types of storage from closets to pantries and of course, cabinets. The garage can have shelves or cabinets as well, but not everything that you need to keep up and out of the way will fit into shelves or cabinets. You will use the garage to store a variety of items from bicycles to lawn furniture. Try fitting a bicycle into a cabinet! Attic lift systems can be the answer.

?

This is a solution for all the items that will inevitably end up in your garage. A visit to www.VersaliftSystems.com will show you how easy it is to install and use the system to keep your garage neat and tidy. Attic lift systems have a door on the bottom of the lift that can be insulated for climate-controlled garages. Once they are installed, when you are ready to send items to the attic for storage, you simply load them onto the lift, push a remote control button and they are carried up and can be unloaded.

?

Although most homes that are built today have attic storage, it can be difficult to access. Carrying items up a ladder can be dangerous. A fall while trying to hold onto the ladder and the items that are being taken up can result in broken bones. This is reason enough to install this system when building a home.

?

However, the benefits of attic lift systems do not stop there. If you should ever decide to sell your home, this can add value. A prospective buyer will realize the benefits of this extra space that is so easily accessible.

U.S. Attractive to Overseas Property Buyers | Real Estate | Business ...

Foreign nationals have been buying U.S. real estate, and taking advantage of opportunities in the U.S. housing market. (Frederic J. Brown/AFP/Getty Images)

With 1.9 million houses on the domestic market and U.S. buyers not active, foreign buyers are snapping up some good deals.

An estimated $82.5 billion in total sales went to international clients in the 12 months ending this past March?up 24 percent from the same time last year?according to a report by the National Association of Realtors (NAR).

?Not only are the numbers of clients for those who work with international buyers up, but the typical price of the homes they buy is quite a bit above the market as a whole,? the NAR report stated. ?Florida, Arizona, and California continue to attract the most international buyers, but the trend lines are moving up for other states.?

Characteristics of Foreign Buyers

Different nationalities preferred different locations when buying property, according to the report. Canadians have their eye on Chicago, Las Vegas, Miami, Orlando, and Los Angeles, while those from India are mostly interested in Houston, Miami, Los Angeles, Chicago, and Las Vegas.

\>");

Chinese buyers prefer the housing market in Los Angeles, Las Vegas, Irvine, Orlando, and San Francisco.

?Canadians led the way in U.S. residential home purchases, followed by China, Mexico, Britain, and India. Florida was the biggest beneficiary of foreign interest,? the NAR report said.

In 2011, Florida?s percentage of housing sales to international clientele was 31 percent, dropping to 26 percent in the first three months of 2012. In California, sales were 12 percent in 2011 and 11 percent in the first three months of 2012.

Buyers from China and Hong Kong bought commercial property worth $1.71 billion in 2011, according to the Artisan Business Group website.

International buyers are divided into investors who have no real interest in moving to the United States, individuals or families who moved recently to the United States, and temporary residents.

By March, 27 percent of U.S. realtors had worked with international clients, down 1 percent from the value in March 2011. In 2009, only 23 percent of U.S. realtors had international clientele.

According to a survey of realtors, foreign buyers believe that economic conditions, such as the depressed U.S. housing market, make it more favorable to buy U.S. real estate. Another positive is a lowered U.S. dollar exchange market.

Describing foreign buyers, the June NAR report suggests that ?perceptions about trends in the U.S. real estate markets also have positive and negative impacts: some purchasers buy at ?cheap? prices while others decide to ?wait for prices to go lower.??

Chinese Purchasing Power

?A young Chinese couple threw $34.5 million into a luxury mansion in Hollywood, making themselves a new neighbor of David Beckham, Jennifer Lopez, and George Clooney ? Chinese buyers have spent $9 billion purchasing properties in the U.S.,? according to a recent article on the Investing in Properties Overseas, a mainland China website.

San Diego has become a real estate purchasing hub for rich Chinese buyers, according to Susana Corrigan, a San Diego realtor. The trend is toward the purchase of homes worth $1 million or more, generally between $2 million and $3 million, and beachfront properties. One such area is in the San Diego and La Jolla, Calif., region.

Scott Cheng, a San Diego real estate broker, explained in an email that ?there are two types of foreign buyers and they look for different things.?

Some Chinese buyers are looking for a single-family home, with a price range between $450,000 and $890,000. These buyers generally have children and want them to be educated in the United States. They buy in different locations in California, such as Carmel Valley, Del Mar, Scripps Ranch, and Rancho Bernardo, according to Cheng.

Others have no interest in moving to the United States, but are looking for a more than average profit. These types of buyers may be interested in buying run-down or distressed properties, making improvements and then selling. They generally look for a profit margin of between 10 percent and 12 percent and expect to sell within four months of the purchase date.

?A lot of Chinese nationals are looking at the U.S. because it?s a[n] opportunity to diversify their real estate portfolio. ? Investing in the U.S. gives them the ability to move some of their money offshore and diversify any potential risks,? Cheng said.

In the Washington, D.C., metropolitan area, there are a number of Chinese buyers who have either moved to the United States or are buying for investment purposes.

Realtors in Washington, D.C., are reluctant to talk about their Chinese clientele. If they do provide information, they declare that such information may not be published. One reason is that many Chinese buyers do not want their purchases to become known, and secondly, the realtor doesn?t want to lose the opportunity to sell to foreign nationals.

A review of public records of single homes owned by Chinese nationals in a number of Washington, D.C., metropolitan areas, as found on the Department of Tax Administration?s Real Estate Assessment Information website, showed a large number of records with ?Name Withheld by Request.?

One public servant in one of the counties, who asked not to be named, said that even people working for the CIA and FBI do not ask that their names be withheld on such public records.

Shadow Inventory

Although 1.9 million houses are on the market, inventory has decreased by 20 percent when compared to May 2011.

The NAR report seems to herald an uptick in the country?s real estate woes, but the numbers do not include shadow inventory, which are properties that are still lingering in foreclosure and haven?t hit the market yet.

The exact number of homes in foreclosure that have not been included in the for-sale inventory can only be estimated. One estimate in prior years was that 7 million shadow inventory homes were on the market, according to an article on the MarketPulseFX website.

The MarketPulseFX article predicted in the beginning of 2010 that ?there will be a demand for properties initially, and as long as buyers feel they are able to purchase homes at below market values, demand will remain strong. However, given the size of the shadow inventory alone, supply will quickly outpace demand and inevitably, prices will fall thereby threatening a short-term rebound in the housing market.?

Artist Profile: Emma Gale : Moustache Magazine

Words by Rachael Crouch

I paint the famous at a price,
the naughty and the nice,
the quirky, the dirty,
and the very flirty.

- Emma Gale

NSW-based artist, Emma Gale draws inspiration from everyday life. Her work celebrates pattern, colour, and the use of different textiles, which combine to create bold and powerful images of recognisable faces such as Frida Kahlo, Elvis Presley, Andy Warhol, and Vincent Van Gogh, among others.

The common thread linking these pop culture references is that they are all centred on experimentation with textile desgins, but why wouldn?t they be? After all, Gale?s background is in graphic art and textiles.

It would appear that Gale?s interest is fame; not for herself, but for the artists, musicians, and politicians and how strongly they want it. Her minimalist technique speaks volumes about the human condition, and those that we recognise as famous, thus in the line of attention.

Be sure to check out Emma Gale?s work in the Anthea Polson Gallery?on the Gold Coast.?

Manhattan Apartment Property Fetches $280M | Commercial ...

By Barbra Murray, Contributing Editor

JD Carlisle L.L.C. and DLJ Real Estate Capital Partners L.L.C. have just pocketed $280 million on the disposition of The Beatrice, the partners? 301-unit luxury apartment property in New York City?s Chelsea neighborhood. Equity Residential picked up the apartment asset, which consists of the top 29 floors of the 54-story, mixed-use building at 105 W. 29th St.

Equity Residential will have no worries on the leasing front. The Beatrice, developed above the 292-room Eventi Hotel by JD Carlisle and DLJ RECP, has been near maximum capacity since its rental program kicked off in the summer of 2010. Luxury rental accommodations are highly coveted in Manhattan and landlords are reaping the benefits. ?The market is very, very busy,? Paul Zweben, an executive vice president with real estate brokerage firm Prudential Douglas Elliman, told Commercial Property Executive. ?It?s very tight and land and landlords are not giving anything: no concessions. If we were having this conversation two years ago, I?d be saying they?re giving you everything.?

And investors can?t get enough of the market. Buyers are flocking to high-quality properties and the strong demand coupled with low supply has resulted in a 30 percent year-over-year increase in price, according to a first quarter report by Marcus & Millichap Real Estate Investment Services. ?New York City Class-A multi-family is a highly sought-after asset class delivering solid returns to institutional investors,? Jules Demchick, chairman of JD Carlisle, noted in a prepared statement.

Big-ticket apartment transactions this year include Wafra Investment Advisory Group?s purchase of the 144-residence 2 Cooper Square for approximately $134.1 million, or $930,000 per unit.

Assisted Living Facilities in Ohio - Finding Reliable Assisted Living ...

There will come a time when everyone of us will get old. This is a fact of life that cannot be changed, and we should accept this with open arms. Everyone will have dreams when they are young -- to be rich, to be successful, to raise a family, or just to live a normal live -- but no one really thinks about the time when they start to grow old, which is just as important to plan for as our younger years. Many people will stay with their children when they retire and grow old, but this situation isn't always an option. Fortunately, there are reliable assisted living facilities in Ohio that can serve as a great setting for the golden years.

With old age comes a host of illness, this is something that can affect everyone. Even people who have been living their whole lives in a healthy way might fall victim to illness as they age. In some cases, the traditional roles are reversed, and the children must care for the parent.

This can put a strain on someone that has not been trained to handle this kind of situation. Taking care of elderly family members can be stressful and difficult, no matter how hard you try. Making a decision to move an aging parent or loved one to an assisted living facility in Ohio should be a serious consideration because it can benefit both the elderly resident and their family members as well. The care that your parents will be able to receive -- particularly the peace of mind that will come with it -- is something that money cannot buy.

The important thing to remember is that sending parents or other loved ones to an assisted living facility doesn't mean you don't love your parents. On the other hand, it proves that you want the best care they can receive in an environment they can enjoy and live life pleasantly with their peers. After spending years taking care of you and grooming you to be an adult, it is only right that you give them the same amount of love they gave to you by allowing them to flourish in a positive environment. Another advantage is that with all the medical equipment available at an assisted living facility, you know your parents will be safe and that the facility will be able to respond to any emergency that might take place faster and better than you could have at home.

If taking care of them is becoming too much to bear, talk to you parents or other aging family members about moving to an assisted living facility. A high-quality facility will provide a great experience for both you and your parents.

Raymond J. Learsy: Alan Greenspan Tells It Like It Isn't

On October 23 , 2008 in Congressional testimony Alan Greenspan, as reported by the New York Times "a humbled Mr. Greenspan admitted that he had put too much faith in the self correcting power of free markets." This coming from someone who near ten years before, as Federal Reserve Chairmanof long standing, was one of the most forceful voices in Washington clamoring for the repeal of the Glass-Steagall Bank Act, the law which had clearly prohibited banking firms from gambling with their depositors money held directly or held in affiliated commercial banks. Yet seemingly, when all is said and done it seems, in this case, it becomes impossible to teach old dogs new tricks.

This past week (06.21.12) talking with Tom Keene on Bloomberg TV, Greenspan sprung to the aid of the Wall Street Mafia militating to emasculate the Dodd- Frank legislation by proclaiming loud and clear there is no need to return to the Glass -Steagall Bank Act and all it would imply in restricting the proprietary trading of banks. "Glass-Steagall was never a useful vehicle" Mr. Greenspan's words. The issue of proprietary trading, that is the risk prone casino gambling in such non-banking related position taking be they commodities such as oil, oil products, grains, base metals, etc., or uncovered financial instruments such as CDS' were swept into a homogenous category by Greenspan, that banks are structured to take risks. This, as though making loans to businesses, industry, municipalities, home owners, financing trade through letters of credit, were of the same construct than the rote commodity and financial instrument gambles undertaken by the likes of Goldman Sachs, Morgan Stanley, JPMorgan Chase et al.

Citigroup, for one, well understood this distinction and their responsibility to the banking community, their shareholders and the economy at large after the financial disaster of September 2008 and thereafter divested themselves of their commodity trading division, Philipp Brothers, which at the time was among the largest oil traders in the world. This in sharp contrast to JPMorgan Chase, the biggest bank proponent of prop trading and the biggest adversary of the Volker Rule core to the Dodd-Frank legislation. JP MorganChase just before and after September 2008 expended billions to acquire the trading divisions of Royal Bank of Scotland's Sempra Commodities, the trading division of Bear Stearns, and making extensive investments in the gaming tables themselves by becoming the largest shareholder of the London Metal's Exchange.

JPMorgan's ambitious venture into prop trading, as has been reported extensively, was to have their huge unhedged (gambling) position in financial instruments blow up to a trading loss initially reported as a $2 billion wipe out, but now understood to be nearing $6 billion. Perhaps manageable for JPMorgan Chase, but such an extraordinary digression from traditional banking methodology has become, by example, and with the support of the likes of an Alan Greenspan springing to the aid of the Wall Street Brigade proclaiming there is no need to return to the Glass-Steagall Bank Act and by extension its Volcker Rule, placing our entire financial system at risk.

As an aside, the recent Congressional Hearings on JPMorgan's recent trading losses, might well have been far more enlightening if questions were also posed to Dimon about JPMorgan's proprietary trading in commodities such as crude oil, copper, and the like, and exactly what does that have to do with banking?

Oh, by the way, it has just been reported that Jamie Dimon will be getting a double digit raise this year on top of his tens of millions in 2011.

These new chips continue the trend of including a multi-core x86 CPU and GPU to ensure compatibility between legacy, current and future technologies. The company has also extended the platform's life until 2017, adding a further five years to its expected lifespan -- ensuring that you won't get left in the cold the next time you need to update your system.

Ozone hikes cardiovascular risk

Pollutant triggers inflammation and other changes that can heighten risk of heart attack and stroke

Web edition : 6:22 pm

Ozone pollution appears to cause potentially dangerous changes in the heart at levels that might be encountered in the world?s most polluted cities. Scientists have uncovered signs of inflammation and heart rhythm disturbances in 23 healthy young volunteers who briefly inhaled elevated levels of ozone, the primary irritant in urban smog.

The alterations, reported online June 25 in Circulation, go a long way toward explaining population data that have started linking ozone to an elevated risk of death from heart attacks and stroke (SN: 12/11/04, p. 372).

Many air pollution scientists, ?including me, have in the past thought associations with ozone [and disease outside the lung] were really associations with particles or some other pollutant,? says Douglas Dockery of the Harvard School of Public Health in Boston. But he says the new study now directly shows ozone is causing acute ? and even chronic ? risk for heart attacks.

For two hours on separate days, toxicologist Robert Devlin of the Environmental Protection Agency in Research Triangle Park, N.C., and his colleagues exposed men and women to clean air or to air containing 0.3 parts per million ozone. On the high-ozone day, volunteers inhaled the same cumulative dose that they would have received over eight hours in a place that exceeded the U.S. federal limit of 0.075 parts per million for that length of time.

Ozone reaches such levels in Los Angeles and Houston. And heavily polluted cities such as Beijing and Mexico City have experienced peak hourly ozone concentrations approaching the raw level used in the experiment.

A growing body of data indicates inflammation underlies the progression of cardiovascular disease. In the new study, blood levels of several inflammatory agents increased after ozone exposure ? sometimes more than doubling ?throughout a period that lasted more than a day. This ?caught us by surprise,? Devlin says, and ?we think it?s one of the more important and significant findings.?

The high ozone exposure also triggered subtle changes in heart rate variability. Although small, this points to an increased risk of arrhythmias, notes EPA cardiologist Wayne E. Cascio. Ozone also altered levels of several proteins involved in blood clotting.

Usually, various biochemical players in the body?s clotting network ?keep each other fairly mellow,? says cardiologist Tracy Stevens of St. Luke?s Mid America Heart Institute in Kansas City, Mo. But in this study, she notes, ozone exposure induced changes to the clotting system that riled things up in ways ?that would make one more prone to clot.?

Most impressive, she says, ?were all those changes in markers of inflammation.? In healthy young adults, such changes shouldn?t cause harm, Stevens says. But in the elderly and persons with diabetes or heart disease, these immune system players could inflame the plaque that had been accumulating in arteries, provoking it to rupture.

When this happens, Stevens explains, the body turns on clotting in its attempt to heal what it reads as a wound. ?It?s these clots that obstruct blood flow and trigger a sudden crisis,? she says ? such as a heart attack.

Syria says there is 'no hostility' toward Turkey

BEIRUT (AP) ? Syria's Foreign Ministry spokesman says his country has "no hostility" toward Turkey as tensions soar between the former allies three days after Syria shot down a Turkish plane.

Jihad Makdissi said on Monday that the Turkish plane violated Syrian air space. Turkey said the plane had unintentionally strayed into Syria's air space, but was inside international airspace when it was brought down.

Makdissi said the search was still underway for two missing Turkish airmen who were on the plane.

Syria's 15-month-old uprising has destroyed once-strong ties between the countries. Turkey is now one of the most outspoken critics of the Syrian regime.

Both sides appear to be trying to ease tensions over the downed plane. But Monday's news conference suggested that Syria did not want to be blamed.
